Abstract

Housing for rent has always been an alternative solution on demand by the different socioeconomic strata of the Venezuelan society. The formal and informal rental business is evident in the neighborhoods. It can be seen in the rooms for rent typically found in family homes, in the additions made to existing formal housing, single family housing and apartments. The production of new housing for rent as an alternative solution should be considered as an opportunity to generate a stock of new high quality construction that will have a life span to minimize the maintenance expenses. The present investigation defines design and durability criteria to be considered in the construction of multifamily housing for rent. This study was made in two phases. The first phase involved the research and analysis of the relation between the maintenance expenses and the design characteristics of existing multifamily housing buildings. The second phase involved the definition of design and durability criteria to be applied to new multifamily housing units.
