Abstract

Customer satisfaction has become one of the principal instruments for marketing success, as one of the key elements of Total Quality Management. But it is still doubtful how individual housing attributes might be correlated to satisfaction with the new dwellings being developed. The satisfaction may be measured relative to a person’s threshold for dissatisfaction with environmental characteristics of the present housing and is the major predictive variable for mobility. In this sense, some 510 potential movers were interviewed in Housing Building Fairs in 1997 and 1999, studying the motives why they are looking for a new house. The market is segmented according to the concept of life cycle. Its aim is to examine in which life stage the environmental aspects of the housing are more important for mobility, taking into account not only physical attributes more often related to building performance, but also psychological and socio-economic factors such as age, income and housing tenure. The end results might be used by developers and planning authorities assessing the impacts of environmental characteristics as dissatisfaction causes of residential mobility.
